i don't know what came into lex' mind when he started searching for houses. Actually, noon, ako yung super atat na magkaron ng house of our own..pero ewan ko, i sort of gave up the thought kasi naisip ko, mahal and hindi pa namen kayang bumili as of now..

good thing na lang talaga na tinamaan ng kung anuman ang asawa ko..he showed me some properties na kaya daw namen bilhin..shempre as the one in charged, tinawagan ko yung agent..

so we spent rizal day na nagha-house tripping..

these are the things we've learned:

1. You don't need to have a lump sum initial cash outlay as a down payment.

-yes. usually ngayon, allowed na na yung down payment eh payable in 12months.

2. There are different modes of payment

a. In-house : advantages are pwedeng 10% down payment, less document requirements compared to bank and pag-ibig. disadvantage : 17-18% interest per year, as in lugi..

b. Bank : advantage is pwedeng as low as 10% interest per year fixed for 10-15years so kayang kaya yung monthly amortization. disadvantage is dameng required documents + interview bago ka maapprove. but interview lang naman yun, parehas kameng engineers with stable jobs, so, chicken! hehe!

c. Pag-ibig : advantage is pwedeng 20years to pay..as in pag tagal, negligible na yung binabayad mo sa house, super gaang pa ng payment. disadvantage nga lang na dapat at least 2 years ka ng member and 70% lang ng contract price yung usually naaapprove.

3. You'll be approved only 40% of your income.

-so super advantage pag married ka, kasi combined income nyo..hehe, promise, pag single, hindi ka pa makakabili dahil kahit kaya mong magbigay ng 50% ng sweldo mo, never ka maapprove..

Hindi ko muna sasabihin yung location ng house na bibilhin namen, kasi hindi pa naman namen yung matitirahan, dapat macomplete muna yung down payment before we could move in, so 1 year pa..basta, super excited na kme..
